Can my floors be refinished?
This is the question nearly everyone asks first. Here is the honest answer for each of the common cases we see in OKC homes.
How many times can a floor be sanded?
A solid ¾″ floor can usually take four to six full sandings over its life. Most homes have had one or none. Engineered depends on the wear layer, so we measure it.
Pet scratches and worn finish
Almost always fixable. Surface scratches and traffic lanes sand out completely; this is the most common job we do.
Water stains and dark spots
Often fixable. Light staining sands out. Deep black marks mean the water reached the wood and those boards may need lacing in, which we can do.
Cupping and crowning
Usually fixable once the moisture source is dealt with and the boards have settled. Sanding a cupped floor too early just repeats the problem, so we check moisture first.
Gaps between boards
Normal seasonal movement in Oklahoma. Large permanent gaps can be filled or laced during refinishing.

Dust-contained sanding
Our sanders run on containment systems that capture the dust at source. This is the part most companies gloss over.
Stain selection
We put your shortlisted stains on your floor, not a sample board. Wood species changes the color completely.
Finish coats
Multiple coats, buffed between. We use low-VOC finishes wherever the job allows.
Cure
Light foot traffic in about 24 hours. Furniture back in 3–5 days. Rugs last.
Walk-through
We walk the floor with you before we call it finished.

Common questions
Yes. Resurfacing, sanding and refinishing all describe the same process – removing the old finish, repairing the surface, then staining and sealing. If you’ve been quoted for “resurfacing,” that’s what we do.
Far less than people expect. Our sanders run on dust-containment systems that capture it at the source. It is not a sealed laboratory, and a fine film can settle, but you will not be cleaning dust out of the house for weeks.
There is a noticeable smell for a day or two while the finish cures. We use low-VOC products wherever the job allows and ventilate as we go. Most families stay elsewhere for the sanding and coating days if they can.
Light foot traffic in socks after about 24 hours from the final coat. Furniture goes back in three to five days. Leave rugs off for two to three weeks so the finish can fully cure.
Usually, yes. We test candidate stains on your actual floor before committing, because the same stain reads completely differently on red oak than on white oak or pine.
Yes. Stairs are priced separately because treads and risers are slow, hand-detailed work, but we do them and they make a big difference to how the whole job looks.
Almost always. Surface scratches and worn traffic lanes disappear entirely in the sanding. Deep gouges that have gone through to bare wood may still show faintly. We will point those out at the assessment rather than surprise you later.
