Every quote we write covers the whole job, not just the boards. The list below is what is included as standard, and what we price separately so you are never surprised by a second invoice.

What affects the price
Every floor is priced on the room, not a rate card. These are the things that move the number up or down, and the reason we measure in person before quoting.
Square footage and layout
Larger open runs cost less per square foot than several small rooms, closets and hallways.
Species and grade
Red oak sits at the affordable end. White oak, hickory and wide-plank cost more per square foot.
Subfloor condition
A flat, dry, sound subfloor installs straight through. Levelling or moisture issues add labor.
Stairs and detail work
Stair treads, risers, borders and inlays are priced per piece, because they are slow, skilled work.
Furniture and old flooring
Included as standard. Tile or glued-down flooring takes longer to remove than carpet.
Finish choice
Prefinished goes down faster. Site-finished costs more and gives a seamless surface.

No. Moving your furniture is included in the quote. The exceptions are pianos, safes and anything that needs a specialist. Tell us during the estimate and we will sort out a plan.
Solid hardwood can be refinished more times and suits most above-grade rooms. Engineered handles moisture and slab subfloors better, which matters in basements and over concrete. We will look at your subfloor and tell you honestly which one fits.
Sometimes. Engineered floors can often go over a sound, flat existing floor, which saves removal cost. Over old tile or a floor with movement, it is usually a false economy. We check during the free estimate and tell you either way.
It depends on species, grade, subfloor condition and detail work, so an honest number needs a look at the space. The in-home estimate is free and you get the price in writing before anything starts.
